There are 7 parts to calculating your Max Allowable Offer (MOA):
PART 1: Start with the After Repair Value (ARV); this is how much the property should sell for after being fixed up. If you don’t know how to do this, check out one of the many other videos about COMPing and making offers on this Channel.
PART 2: Multiply the ARV by .94; this covers 6% of the end buyer’s closing costs (assuming they’re a flipper) to purchase and resell the property: title and escrow fees, Realtor fees, etc.
PART 3: Subtract the profit the end buyer wants to make on the deal; typically it’s 10% of the ARV or $20,000, whichever is MORE. This is what flippers want to make for their risk and effort.
PART 4: Subtract the estimated repair costs based on whether it’s a LIGHT, MEDIUM, or HEAVY rehab and the square footage (most rehabs are under 2,500 sqft):
LIGHT REHAB ESTIMATES
Under 1500 sqft: $10,000
1500 - 2000 sqft: $20,000
2000 - 2500 sqft: $30,000
2500+ sqft: $40,000
MEDIUM REHAB ESTIMATES
Under 1500 sqft: $25,000
1500 - 2000 sqft: $35,000
2000 - 2500 sqft: $55,000
2500+ sqft: $75,000
HEAVY REBAB ESTIMATES
Under 1500 sqft: $40,000
1500 - 2000 sqft: $60,000
2000 - 2500 sqft: $75,000
2500+ sqft: $100K+
*NOTE: if the average cost of housing in your area is over $400K, add 20% to these numbers to be safe.
PART 5. This equals your wholesale price; what you will sell the property for to your end buyer so it’s a good deal for them.
PART 6. Next subtract how much you want to make on the deal (the assignment fee); challenge yourself to make at least $10K.
PART 7. THIS IS IT! Your Max Allowable Offer! This is how much you should offer the motivated seller (MAX). Your offer price.
